Add 2.1 million houses to the glut

"There's a large number of homes, either already repossessed by lenders or very seriously delinquent, that are poised to be added to the already glutted regular supply of homes on the market.

This "shadow inventory" jumped 10% during the past year, to an eight-month supply at the current rate of home sales, according to a report issued Monday."

Land broker sees Valley population doubling by 2045

"Greg Vogel sees Valley growth over the next 35 years leaping to roughly 8 million people from 4 million.

Metro Phoenix will double down if his forecast plays out.

It's rather startling when you see it plotted on a large digital map at Vogel's Scottsdale office of the Land Advisors Organization."

Arizona real estate: Phoenix home prices down

"Home prices in metro Phoenix are falling again, and new data about upcoming sales suggest that they are likely to keep falling over the next few months, bringing concerns of a housing-market "double dip" closer to reality.

Home prices had fallen to a median $119,900 back in April 2009, marking the low point of the region's housing crash. Recent months showed small but steady increases, keeping the price above $130,000."

Fewer borrowers are underwater on mortgages

"More than 20% of the nation's mortgage borrowers owe more than their homes are worth.

At 21.5% for the third quarter, it is a small improvement over the previous quarter, when 23.3% of loans were underwater, according to real estate website Zillow.com."

"As a strong July draws to a close, the earnings reporting period is just heating up, with 157 of the biggest companies in the country due to open their books in the week ahead.

Standouts include Dow components Boeing (BA, Fortune 500) (Tues.), DuPont (DD, Fortune 500) (Wed.), Exxon Mobil (XOM, Fortune 500) (Thurs.), and Chevron (CVX, Fortune 500) and Merck (MRK, Fortune 500) (Friday). Also, BP (BP) reports Tuesday, the first snapshot of the company's performance during the quarter in which the oil spill began."

Existing home sales fall 5.1%

"In the latest sign of renewed turbulence in the housing market, an industry group said Thursday that sales of existing homes fell 5.1% in June.

The National Association of Realtors reported that existing home sales fell last month to a seasonally adjusted annual rate of 5.37 million units, down from 5.66 million in May. Sales year-over-year were up 9.8%."

The housing head fake, part 362

"The housing market took a big step back in the month of May. There's no disputing that.

New home sales plunged 33% from April. Existing home sales dropped 2% and were worse than expected. May housing starts numbers reported last week were equally dismal: Starts for single-family homes plummeted 17%."

New home sales plummet to record low

"New home sales plummeted to a record low in May, the first month following the expiration of the homebuyer tax credit. This snapped a two-month streak of gains.

New home sales declined 32.7% to a seasonally adjusted annual rate of 300,000 last month, down from an downwardly revised 446,000 in April, the Commerce Department reported Wednesday. Sales year-over-year fell 18.3%."

Banks seizing more foreclosed homes

"Banks are seizing more foreclosed homes even as the number of people falling behind on their mortgages is declining.

Bank repossessions hit a record monthly high in May, according to RealtyTrac, the online marketer of foreclosed properties. Lenders took back 93,777 properties, up 1% from the previous month's record and 44% from the same period a year earlier."

"Walking away from a mortgage you can still afford to pay has consequences; everyone knows that. Your credit score is shot and it can be impossible to get credit.

Some homeowners, no doubt, believe that the credit score hit is worth getting out from a deeply underwater mortgage. They may owe, say, $500,000 when their house value is only valued at $350,000. And, they figure, there's no way it will ever be worth what they owe so it's better to get out from underneath the burden."

Dropouts rise in gov't loan modification program

"The number of homeowners dropping out of the Obama administration's main mortgage assistance plan is growing, and is now almost equal to the number who have received permanent relief.

As of last month, more than 299,000 homeowners had received permanent loan modifications, the Treasury Department said Monday. That's about 25 percent of the 1.2 million who started the program since its March 2009 launch. That means they will be paying, on average, $516 less each month."

Foreclosure rates surge, biggest jump in 5 years

"A record number of U.S. homes were lost to foreclosure in the first three months of this year, a sign banks are starting to wade through the backlog of troubled home loans at a faster pace, according to a new report.

RealtyTrac Inc. said Thursday that the number of U.S. homes taken over by banks jumped 35 percent in the first quarter from a year ago. In addition, households facing foreclosure grew 16 percent in the same period and 7 percent from the last three months of 2009."

New-home sales dip 2.2% to record low

"Sales of new homes fell to a record low in February, according to a government report released Wednesday, as the glut of foreclosed homes and a weak economy dampened the housing market.

New-home sales fell 2.2% to a seasonally adjusted rate of 308,000 last month, compared to a upwardly revised annual rate of 315,000 in January, the Census Bureau said. "

"Short sales are the hottest thing going in the distressed-property market, and the trend is expected to get even hotter in coming weeks, when the government starts handing out cash to encourage lenders to close these deals.

"Banks have ramped up short sale approvals," said Duane Legate of House Buyer Network, which connects short sellers with buyers. "They're hiring a lot of the people who once worked in the mortgage-lending industry and moved them over to short sales."

"Tessera Solar received final approval from the Phoenix City Council to build a solar plant estimated at $1 billion on a city landfill in Buckeye.

The Houston company will build a 150- to 200-megawatt system at the landfill on the west side of State Route 85. The project will be built on about 1,200 acres, and Phoenix officials said it will generate about 300 construction jobs."

Foreclosure plague: 2009's worst-hit cities - Jan. 28, 2010

"Cities in the so-called Sand States dominated the foreclosure rankings in 2009, with the 20 worst-hit metro areas residing in Nevada, Florida, California and Arizona.

Las Vegas had the largest number of foreclosure filings of any city last year, with 12% of its households receiving at least one during the year, according to RealtyTrac, the online marketer of foreclosed homes. That was more than five times the national average."

Home sales fall on tax credit uncertainty

"Home sales last month saw their biggest drop in more than 40 years as buyers left the market because they weren't sure Congress would extend a tax credit for first-time home buyers.

After a surge in sales from September through November, existing home sales tumbled 16.7% in December from November, according to a report Monday from the National Association of Realtors (NAR). That is still 15% above the December 2008 level."

Pending home sales, prices on the rise

"January’s rise in pending home sales is a critical recovery indicator for Arizona’s real estate market, says Mesa analyst Michael Orr.

While that indicates prices are likely to increase, the recovery is expected to be shallow and slow, said the author of the Cromford Report, an online subscription-based resource on the metro Phoenix residential resale market."

44 Monroe luxury condos in Phoenix on the road to foreclosure

"Most of the units in 44 Monroe, the swank, 196-unit luxury high-rise could be headed for foreclosure. The bank has filed a notice of trustee's sale, the first step toward taking over 182 unsold condos.

The units are scheduled to be sold to the highest bidder on April 14, according to county documents. A notice of trustee's sale doesn't always end in foreclosure but it's a signal that the project has serious financial problems."

Foreclosures hit record high in 2009

"Almost 3 million homeowners received at least one foreclosure filing during 2009, setting a new record for the number of people falling behind on their mortgage payments.

RealtyTrac, the online marketer of foreclosed homes, reported that one in 45 households -- or 2,824,674 properties nationwide -- were in default last year. That's 21% more than in 2008, and more than double 2007's total."

Peoria, HOA near showdown over $570K unpaid water bill

"The Peoria Finance Department has rejected the Desert Harbor Home Owners Association's protest of payment on a more than $570,000 water bill, an accumulation of over two years of non-payment.

The city has now given the HOA until Jan. 29, extended from Jan. 15, to call for an administrative hearing or to risk having its non-potable water source shut off, as is the process with any other delinquent bill.

Bud Levey, the Desert Harbor HOA president, said he wasn't surprised by the city's denial. He said the association will take the next and final step with the city to fight the bill."

"Homebuyers abandoned the market in droves during November: They signed 16% fewer sales contracts than the month before.

This marks the first decline in the National Association of Realtors (NAR) Pending Home Sales index, released Tuesday, after nine straight months of gains. The drop also exceeded analysts' expectations: A panel of experts from Briefing.com had forecast a 2% decrease."

"After four months of gains, home prices flattened in October. Worse yet, industry insiders think that they'll soon start to fall.

Prices have risen more than 3% since May, according to S&P/Case-Shiller.

But most forecasts predict price declines in 2010, with possible losses ranging from anywhere from 3% on up. Fiserv Lending Solutions, a financial analytics firm, forecasts that prices will fall in all but 39 of the 381 markets it covers, with an average drop of 11.3%."
